Job Description

LHH is partnering with a commercial real estate group to find their next Commercial Property Manager to oversee multiple properties. The role will be based onsite and travel to the local properties on a regular basis. This role will oversee the physical operation, maintenance, lease administration, and financial management of commercial shopping centers and office buildings.

Responsibilities:

  • Oversee the daily operations of properties and regularly inspect properties to ensure they are in good condition.
  • Prepare bid proposals, award contracts with supervisor approval, and supervise contractors. Handle accounts payable from purchase orders to payment approval.
  • Create and manage the annual operating budget and financial reports. Prepare management plans, cash flow projections, and reports on building status with repair recommendations.
  • Reconcile invoices weekly and report financials to senior management monthly, explaining any variances.
  • Review rent rolls and sales reports monthly, ensuring tenant compliance.
  • Respond to building emergencies 24/7, maintain a list of pre-qualified vendors, and coordinate emergency coverage during time off.
  • Coordinate tenant introductions and monitor tenant improvements to ensure smooth transitions and compliance with policies.
  • Administer leases, monitor billing, and execute tenant retention programs. Record tenant interactions and report to management.
  • Perform evictions and work with legal and collections departments on tenant issues. Represent the owner in court as needed.
  • Supervise security functions and fire/life safety inspections.
  • Manage risk by obtaining and maintaining Certificates of Insurance from tenants and contractors.
  • Identify and recommend process improvements, including technology applications for property operations.

Experience / Education:

  • 3+ years of commercial property management experience.
  • Four-year college degree.
  • RPA and/or CPM designation preferred.
  • Real estate license preferred.
  • Valid driver’s license and reliable transportation.
  • Ability to visit properties, maintenance staff, and tenants.
